Terms of Use

EstateAL is a curated platform and AI advisory layer for real estate in the European Alps and the Adriatic coast. We present verified listings and market information, and connect buyers with verified regional partners. There is also a separate cabinet for partners.

EstateAL is currently provided free of charge. We do not take payments on the site, do not charge for advice or the AI Advisor, and do not sell subscriptions. If we introduce paid services in future, their terms and prices will be set out clearly before you use them, and these Terms will be updated.

EstateAL is a platform. At this stage we do not act as your broker or agent, do not conclude transactions, and do not take deposits or purchase funds. Any transaction is entered into directly between you and the seller or their agent, and completed through the competent notary and land registry.

Content on EstateAL — including AI Advisor responses, market figures and yield estimates — is informational only and is not financial, legal or tax advice. Yields are shown as a realistic baseline and a conditional upside scenario; past performance does not guarantee future results, and property investment carries risk. Decisions are yours; for your own situation, take independent professional advice. AI Advisor responses may be incomplete or inaccurate and should be checked before you rely on them.

We verify listings as part of our process, but details may change and are provided for guidance. The exact price, availability, ownership and legal documents of any specific property must be confirmed separately for each property, together with the seller, the regional partner and the relevant local professionals, as part of the transaction process. EstateAL coordinates this process; it does not act as a legal guarantor. No one should transfer money or commit to a purchase on the basis of a listing alone — a genuine purchase involves viewing the property, inspecting the documents, and completing before a notary.

Regional partners, agents, lawyers, notaries and other professionals featured or introduced through EstateAL are independent parties. They provide their services on their own responsibility and in accordance with the law of their own country. EstateAL is not responsible for their acts or omissions.

The EstateAL brand and name, the structure of the platform, its texts, curation, analytics, images and databases are protected by intellectual-property rights. You may use them for your own, non-commercial property search. Any other use — copying, scraping, redistributing or reselling — requires our written permission.

Please do not scrape, copy or resell our data or listings, attempt to breach the platform's security, impersonate others, or submit unlawful, misleading or infringing content. We may suspend access that breaches these rules.

If you find a listing or content that is inaccurate, misleading or unlawful, tell us at hello@estateal.eu and we will review it.

The service is provided "as is", and we do not warrant that it is error-free or uninterrupted. To the extent permitted by law, EstateAL is not liable for indirect or consequential loss arising from use of the service. Nothing in these Terms excludes or limits liability where it cannot lawfully be excluded — including for death or personal injury caused by negligence, for intent or gross negligence, or under mandatory consumer-protection law.

These Terms are governed by the laws of the Republic of Slovenia. Where you deal with us as a consumer, you also keep the protection of the mandatory law of your country of residence.
