Luštica Peninsula

A limestone peninsula separating the Bay of Kotor from the open Adriatic, 12 kilometres long and largely undeveloped until the Orascom/Luštica Bay masterplan began delivering in 2016. The project — a marina village, golf course, boutique hotels, and 1,500 residential units at completion — is the largest single luxury development on the Montenegrin coast and the most direct comparison to Porto Montenegro in ambition. Rose and Žanjic on the northern coast face the old town of Herceg Novi across the bay entrance. New-build stock is available — resale liquidity is limited but growing. Capital appreciation thesis: buy before the marina is complete.
